  • Is it legal to sell my UK property without an estate agent?+

    Yes. In England, Wales, Scotland and Northern Ireland you can sell privately. We deliver the listing copy, the photos and the publishing playbook. The legal work (conveyancing, completion) is done by the solicitor you choose; from the Full Sale Strategy tier your package adds a written closing guide. We don’t negotiate, represent you or take part in the sale.

  • Can I list on Rightmove without an estate agent?+

    Rightmove and Zoopla are agency-only — that has not changed. The realistic FSBO path is a flat-fee online agent (Strike, 99home, Yopa) at £99-£499 to feed your AI-prepared listing into Rightmove + Zoopla + OnTheMarket. We tell you how to set this up in your deliverable PDF.

  • I am abroad. Can I still sell my UK home this way?+

    Yes. You arrange the viewings (or someone you trust), in person or by video call — the pack guides you. Your solicitor handles the legal closing remotely. From the Full Sale Strategy tier your package includes a written closing guide to the sequence so you know what sits between you and the solicitor.

  • What if my property does not sell?+

    You only pay the flat fee for the pack you chose (£97, £397 or £997). No commission on the sale price. If it does not sell, nothing else is owed.

  • Sole agency or multi-agency — which commission am I avoiding?+

    Sole agency in the UK runs 0.9 %–2.0 % + VAT (you instruct one agent). Multi-agency runs 2.5 %–3.6 % + VAT. On a £300k home that is £2.7k–£10.8k staying with you when you sell direct via YouSellSmart for £97 flat.

  • How can I trust AI to write my listing?+

    Every AI output goes through human review by our team before you see it. Then you approve it explicitly before anything is published. Copy is written for the UK buyer reading Rightmove, not generic prose.

  • How is this different from listing on Gumtree directly?+

    Gumtree is free and a useful secondary channel — we recommend it in the playbook. But it does not deliver the listing copy, AI-staged photos, comparables-based pricing or the closing guide that come with a YouSellSmart pack.
