Is it legal to sell my UK property without an estate agent?+
Yes. In England, Wales, Scotland and Northern Ireland you can sell privately. We deliver the listing copy, staged photo variants and publishing playbook. Your solicitor handles conveyancing and completion; we do not negotiate, represent you or take part in the sale.
Can I list on Rightmove without an estate agent?+
Rightmove and Zoopla are agency-only — that has not changed. The realistic FSBO path is a flat-fee online agent (Strike, 99home, Yopa) at £99-£499 to feed your AI-prepared listing into Rightmove + Zoopla + OnTheMarket. We tell you how to set this up in your deliverable PDF.
I am abroad. Can I still sell my UK home this way?+
Yes. You arrange the viewings, in person or by video call. Your solicitor handles the legal work remotely. Full Sale Strategy adds a 30-day calendar and buyer-reply templates; it does not replace your solicitor.
What if my property does not sell?+
You only pay the flat fee for the pack you chose (£97, £397 or £997). No commission on the sale price. If it does not sell, nothing else is owed.
Sole agency or multi-agency — which commission am I avoiding?+
Sole agency in the UK runs 0.9 %–2.0 % + VAT (you instruct one agent). Multi-agency runs 2.5 %–3.6 % + VAT. On a £300k home that is £2.7k–£10.8k staying with you when you sell direct via YouSellSmart for £97 flat.
How can I trust AI to write my listing?+
AI produces drafts that may contain errors. You review and explicitly approve every material before publishing it; YouSellSmart does not publish for you. Copy is written for a UK buyer reading property portals, not as generic prose.
How is this different from listing on Gumtree directly?+
Gumtree is free and can be a useful secondary channel. It does not provide the listing copy, AI-staged photo variants, pricing worksheet or publishing plan that come with a YouSellSmart pack.
